Construction of an Erin, Lana, or Mira house model in Periveo is expected to take around six (6) months to complete. Buyers who’ve obtained their Periveo unit through installment financing should ensure that their last monthly down payment will coincide with the completion date of their house’s construction, which will be just in time for loan takeout processing with their bank or other financing institution.
A buyer can officially move into their Periveo home once they’ve satisfied the following conditions:
- They’ve paid for their home in full or taken out their loan with the bank;
- They’ve paid all miscellaneous and move-in fees to Periveo’s management, and;
- They’ve formally accepted the unit and arranged their move-in with Periveo’s turnover personnel.
Golden Home Realty will endeavor to make individual titles under the home buyer’s name available within two years of full payment of the total contract price as well as the signing of the Deed of Absolute Sale. This estimate takes several factors into account, including long processing times with government offices like the Bureau of Internal Revenue (BIR) and the local government unit’s Treasurer and Assessor’s Office and Registry of Deeds.
In most cases, changes to the floor plan or materials finish of a Periveo home can only be done after the unit has been turned over to and accepted by the buyer. Buyers should either review and accept the original floor plan layout and house finishes, or they should make a formal request to the developer to hold installation of certain materials and notify the latter of which materials they intend to change. A homeowner may consider altering or improving their unit after they’ve settled payment or loan takeout on their home, paid miscellaneous and move-in fees for their unit, and undergone formal acceptance of their unit from the developer. All improvements and alterations must first be proposed to and approved by Golden Home Realty. so that the latter can check if they are in accordance with the Deed of Restrictions, Periveo’s Design Guidelines, and the respective Subdivision Rules and Regulations.
If the home has been purchased through Golden Home Realty’s in-house financing option, the buyer may propose alterations or improvements and wait for the developer’s approval. In this case, however, if the buyer defaults on the conditions of the Contract to Sell, the developer may charge the buyer with the cost of restoring the home unit to its original condition. Review your contract carefully and consult Golden Home Realty about any questions you may have with regard to alterations or improvements.
Periveo’s warranties cover structural and other hidden damages that are not caused by wear and tear, or damage on the home’s materials or fixtures that are caused by the usage of the buyer. Depending on the nature of the damage, standard warranty on a Periveo home is up to 6 months or 12 months long.
The answer is yes. Golden Home Realty will take the first steps to initiate and register an official Periveo homeowners association (HOA). For the initial maintenance and operation of Periveo’s facilities, common areas, and other affairs overseen by a HOA, Golden Home Realty will either form its own Property Management Unit or outsource the work to a reputable property management company.
Yes, Periveo will collect monthly association dues from buyers. At least one year’s worth of advanced association dues will be collected as part of the buyer’s move-in fees, and monthly association dues will be collected upon the buyer’s full payment of the contract price or takeout of their loan (regardless of whether or not they are occupying their lot or house unit).
These dues will cover expenses for the HOA office, subdivision security, street sweeping, maintenance of fixtures like streetlights, garbage collection, grass cutting, and other essential expenses.
